Aitchison Developments and Savills Investment Management are seeking to make best use of this previously developed site, and are proposing its redevelopment for a range of employment purposes.
In response to community concerns about the considerable noise and disturbance caused by the previous B2 (or “general industry”) use on the site, it has been decided to exclude this use from the proposals in favour of light industrial (B1c) and small scale storage and distribution (B8).
The current proposals seek to deliver the Bourn Quarter over two phases, potentially providing:
PHASE 1 - 10 B1c / B8 units
Ranging in size from 329 sq. m to 2,866 sq. m, all with ancillary office floorspace (B1a) at first floor level.
These units are expected to appeal to high tech industries.
Units 7 to 10 have been designed specifically to provide space for
smaller local businesses.
PHASE 2 - 8 B1c / B8 units
Ranging in size from 769 sq. m to 3,395 sq. m, all with ancillary office floorspace (B1a) at first floor level.
The illustrative masterplan below also shows an area of land to the south annotated as “Future Development”. This land does not form part of these proposals.
A hybrid planning application will be submitted which seeks full detailed approval for Phase 1 and outline permission for Phase 2.
